Modular homes are built to the same standards as site-built homes and are placed on permanent foundations. Manufactured or mobile homes follow different codes and are often not permanently affixed to land.

We believe in the CMHC's vision for modular housing, and therefore we work with regional producers who are able to produce their designs. Through them, we offer not only the CMHC's designs, but any other designs included in our partner's repertoire. These designs range from single bedroom bungalows to multi-family sixplex units, but all of these designs prioritize affordability and sustainability.
We are a service provider, offering services both to modular housing producers and to buyers. We want to ease the administrative burden for producers, allowing them to focus on growing their businesses, while acting as a point of sale for their products. At the same time, we want to make purchasing a modular home an easier process for consumers, so we work with them throughout the process, much as an agent would for a traditional home.

Pricing varies based on size, design, finishes, and site work. We provide transparent estimates and help identify cost-saving options. This being said, modular methods can offer price ranges significantly lower than traditional methods, from $200-$300/sq.ft, whereas traditional housing ranges from $300-$500/sq.ft, on average.
Although modular homes do not qualify for traditional mortgages, we can connect you with lenders familiar with this type of construction. Many manufacturers offer their own financing.
In many cases, yes. We’ll assess your land and help determine if it’s suitable for a modular build, including access, foundation, and utility requirements. We chose Kingston in particular as our base of operations because regulations were updated in 2024 to allow for modular construction of primary residences.
